The legal description is the method used to describe a particular parcel of land. Legal descriptions uniquely describe only the subject area, without ambiguity.

The most common methods of describing land are:

By reference of distance from a known line of location and bearing to a parallel line, and the section, township, and range. Referred to as a footage description.
By reference to a lot and/or a block within an existing platted subdivision
By a combination of methods
